Tenant Placement & Property Management
Leasing Fee: 1/2 of the 1st Month’s Rent. Property Management Fee: 7% of gross rent collected monthly ($150 minimum). Call for multi-property discounts and rents above $3k/month for a single unit.
- Common Ground (CG) will walk the property, make recommendations regarding repairs and/or renovations so that your property will be shown in the best light.
- Common Ground (CG) will take professional photos of your home.
- CG will perform a market analysis using the MLS and other proprietary softwares to determine the highest rental price that may be achieved in current market conditions.
- CG will place a lockbox on your home and coordinate/handle all showings and inquiries.
- CG will list your property on MLS, Zillow, and many other popular sites!
- CG will provide weekly leasing reports with recommended actions to get your portfolio leased quickly and at top of market rates.
- CG utilizes a robust 3rd party screening process for background checks, income verification, and credit history.
- CG will pepare the lease and obtain signatures. We use the standard Texas Association of Realtors form.
- Using technology, CG will perform inspections with documented photographs prior to annual renewals.
- CG works hard to push for annual rent growth as we know taxes and insurance for Owners increase on annual basis.
- You will have access to real time financial health of your portfolio via an online Owner’s portal 24/7.
- CG will coordinate repair requests 24/7 with super fast response times.
- CG has relationships with best value vendors across the DFW metroplex to minimize repair costs.
- CG will enforce terms of the lease as needed.
- CG will provide monthly financial reports via email.
- CG will provide year end reports.
- CG will transfer your net profit each month via ACH directly into your account.
- CG is confident that you will love our service so all our contracts can be terminated with 30 days written notice.
