Move Out Process
We are sad to see you go but excited for your future plans.
We know moving is a major time suck so we want to help make your transition as easy as possible.
Around 30 days prior to move out, one of our community managers will schedule a walk-through of the home with you and the original inventory and condition form that you filled out during move in.
During this time, we’ll communicate the action/items you’ll need to take in order to maximize your security deposit refund. We’ll be taking lots of photos so if there is anything you don’t want photographed, please remove or cover them prior to our visit. We’ll also place a lockbox on the front door so that you can leave the keys in there on move out day.
Here are some helpful tips in advance of our visit:

Perform a deep cleaning throughout the house
Your home should look like it did when you moved in.
Driveways
Make sure all driveways and garages are free of oil stains.
Landscaping
Lawns should be mowed, edged and free of weeds. Keep trees, hedges and shrubs trimmed and at least 1’ away from the home.
Pools
Pool equipment should be functioning normally, clean and water full. Remove all personal belongings and trash from the home.
Pets
If you had pets or service animals, eliminate all odors and repair related damage. Wipe down all surfaces throughout the home. Any tenant performed painting needs to be restored to the original condition prior to tenant move-in.
Carpet
Professionally clean all carpet and remove all stains.
Hardware
Ensure that all hardware is still in place and functional.
Kitchens
All surfaces should be clean including but not limited to inside cabinets and appliances, countertops, and sinks. All appliances should be functional.
Bathrooms
All fixtures should be clean and functional. Clean all surfaces including inside cabinets, shelves, tubs and showers.
Pest Control
Provide a receipt showing that pest control service was scheduled within the last 30 days.

Final Week Check List
- Forward your mail and share your forwarding address with us so that we know where to send your deposit.
- Set all utilities to be turned off on your last day.

Last Day Check List
On move out day, perform one last double check to ensure you didn’t leave anything behind. Of course, small items can be sent to you at your cost. Otherwise, the cost to remove trash and other belongings will be deducted from your security deposit.
- Leave all garage remotes on the kitchen counter.
- Install new HVAC filters.
- Replace non-functional light bulbs.
- Ensure that smoke detectors, fire alarms and carbon monoxide detectors (if applicable) are functioning. Replace batteries or devices if needed.
- Ensure that all exterior doors are locked and place the keys in the lockbox on the front door.

Items defined as Normal Wear and Tear will not be deducted from your security deposit:
- Traffic patterns in carpet.
- Hairline scuffs in flooring.
- Hairline scratches in wall paint.
- Small nail holes (1/8” in diameter or smaller).

Deductions and Refunds
After a final walk through, our team will create an itemized list of deductions (if any) and refund the remaining security deposit to your forwarding address. Please allow 30-60 days to receive your refund. As always we are glad to answer any questions so please don’t hesitate to give one of our community managers a call.
